At S&T Roofing Ltd, we stand by the quality of our work. That’s why every new roof and qualifying repair we carry out comes with a 10-year workmanship guarantee.



What this means for you:


✅ If a problem is caused by our workmanship, we’ll put it right free of charge

✅ Your guarantee is valid for 10 years from the date of completion

✅ You’ll receive a Guarantee Certificate once your job is finished and paid in full

✅ Complete peace of mind that your home is protected



What’s not covered:


❌ Storm or weather damage, or natural wear and tear

❌ Issues caused by third-party work (builders, satellite/solar installers, etc.)

❌ Lack of maintenance (e.g. blocked gutters, moss build-up)

❌ Temporary or emergency repairs (these may have a shorter warranty)



How to keep your guarantee valid:



Arrange a roof inspection once a year (by us or another qualified roofer)

Keep records of inspections and any maintenance carried out

Keep your Guarantee Certificate safe, as this confirms your cover



If you need to claim:

Contact us within 14 days of spotting a problem

We’ll inspect the roof and confirm if it’s due to workmanship.

If it is, we’ll fix it free of charge.

If it’s not workmanship, we may charge a small inspection fee — but we’ll always explain why and provide a repair quote if needed

10-Year Workmanship Guarantee – Terms & Conditions

1. Scope of Guarantee

  • This guarantee covers defects in workmanship carried out by S&T Roofing Ltd for a period of 10 years from the date of completion.

  • It applies only where S&T Roofing Ltd has issued a valid Guarantee Certificate and the full contract price has been paid.

  • The guarantee applies to new roof installations and qualifying repair works only.

  • Temporary or emergency repairs are excluded from this 10-year guarantee and may instead carry a limited warranty (typically 3–12 months, confirmed at the time of works).

2. What’s Covered

  • Defects that can be proven to result directly from poor workmanship carried out by S&T Roofing Ltd.

  • Free corrective works during the guarantee period where workmanship is shown to be at fault.

3. Exclusions
This guarantee does not cover:

  • Natural wear and tear, weathering, or fading of roofing materials.

  • Damage caused by storms, high winds, heavy snow, flooding, fire, vandalism, or other events beyond our control.

  • Structural movement, subsidence, or failure of the building’s existing timbers, walls, or foundations.

  • Defects caused by third-party contractors (e.g. builders, solar panel installers, satellite dish fitters) working on or near the roof after completion.

  • Any works where materials were supplied by the customer or not recommended by S&T Roofing Ltd.

  • Lack of maintenance, including:

  • Blocked gutters or downpipes

  • Build-up of moss, algae, or debris

  • Failure to keep roof drainage and flashings clear

4. Maintenance & Inspections

  • To remain valid, the roof must be inspected once every 12 months by S&T Roofing Ltd or another suitably qualified roofing contractor.

  • The customer must keep records of inspections and any recommended maintenance.

  • Failure to maintain the roof or provide inspection records may void the guarantee.

5. Inspection & Call-Out Fees

  • If a reported issue is found to be due to workmanship, remedial work will be carried out free of charge.

  • If the issue is found to be unrelated to workmanship (e.g. storm damage, neglect, third-party work), S&T Roofing Ltd reserves the right to charge a reasonable inspection/call-out fee.

6. Manufacturer Warranties

  • Roofing materials are subject to the manufacturer’s own warranty terms, which may differ in length and scope.

  • This workmanship guarantee covers only our labour and installation practices, not the lifespan or quality of the materials themselves.

7. Claim Procedure

  • Any potential claim must be reported in writing within 14 days of the defect being discovered.

  • S&T Roofing Ltd will arrange a site inspection within a reasonable timeframe.

  • If the issue is due to workmanship, remedial work will be carried out free of charge.

  • If the issue is not due to workmanship, S&T Roofing Ltd may provide a quotation for additional repairs but is under no obligation to carry out free works.

8. Limit of Liability

  • S&T Roofing Ltd’s liability is limited strictly to repairing or replacing defective workmanship.

  • This guarantee does not cover indirect or consequential loss, including damage to interior finishes, decoration, or personal belongings.

9. Validity & Transferability

  • This guarantee applies only to the original property address where the works were carried out.

  • It is not automatically transferable to new property owners. Transfer may be considered at S&T Roofing Ltd’s discretion, subject to a roof inspection and administration fee.

  • The guarantee becomes void if unauthorised alterations, modifications, or repairs are made to the roof.
